Each of these has enough of its own housing character to be worth writing about separately, because what a curtain needs to do in a brand new Officer townhouse is not what it needs to do in a hundred-year-old Garfield weatherboard.
Officer
One of the fastest-growing pockets in the corridor, and almost all of our Officer work is new. Handover homes come with bare glass, high ceilings and a lot of window area facing whichever way the estate layout dictated rather than whichever way the sun goes. That combination is why S-fold sheers dominate here: they suit the architecture, and they solve the fishbowl feeling of a new street where the houses sit close together.
Beaconsfield
A more mixed picture. Older established homes on larger blocks up toward the hills, newer infill closer to the highway. The larger older places often have deep window reveals, existing pelmets and the occasional bay, all of which change the track decision before a fabric is even chosen. Where a pelmet already exists, a pinch pleat behind it usually beats an S-fold, and it costs less.
Koo Wee Rup
Out on the flat, with very little between the house and the weather. Wind-driven rain, big temperature swings and long exposure to low afternoon sun. Lining is not optional here if you want a fabric to survive more than a few summers, and lined blockouts earn their keep in winter more obviously than anywhere else we work.
Bunyip
Older township housing with plenty of timber homes, single glazing and rooms that simply do not hold heat. Bunyip is where the convection argument stops being theoretical: seal the top of a curtain with a pelmet or a proper return and the difference in a lounge room at 9pm is something you feel, not something you read about. Ceiling heights are often lower, which keeps the fabric cost down.
Garfield
Small, characterful and full of period detail worth working with rather than against. Original window proportions, picture rails and the odd out-of-square opening. This is decorative-rod country as much as track country, and where altering good existing curtains is often the better call than replacing them.

Why the suburb changes the curtain
It sounds like marketing, but it is not. This corridor holds two quite different housing stocks sitting a few kilometres apart, and they need different answers.
The new estates, Cardinia Lakes, Arena, Heritage Springs, Lakeside and Riverbank, are square, tall and tight. Ceilings around 2.55 metres, plenty of glass, houses close together, and nothing hung at handover. The work here is mostly about privacy without gloom, which means sheers through the living areas and blockout only where someone sleeps. The buildings are also well sealed, which brings condensation on the glass in winter, so lining choice and how the curtain vents at the top and bottom actually matters rather than being a technicality.
The older stock, central Pakenham weatherboard and brick, plus the township homes through Bunyip, Garfield and Koo Wee Rup, has the opposite problem. Less glass, lower ceilings, but single glazing, draughty reveals and rooms that lose heat all night. Here the curtain is doing thermal work, and the win comes from a lined or interlined make that runs floor to ceiling and is sealed at the top. Openings are often out of square by 10mm or more, which is exactly why we measure every window individually rather than taking one reading and repeating it.
